UPDATED INFORMATION: City of Edmonton Priority Growth Rezoning Feedback

As part of the Priority Growth Area Rezoning Project, the City identified five key nodes (urban centers) and corridors (main streets) for targeted, City-led rezonings to leverage existing transit investment and encourage more housing opportunities and business development. The areas selected are:

Summer 2024 Engagement - What We Heard

Thank you to everyone who participated in the first phase of engagement this summer. The feedback received has been summarized in a What we Heard report and Frequently Asked Questions. The What we Heard report includes how the feedback, along with technical and policy considerations, was used to inform revisions to the proposed rezonings.

Upcoming Engagement Opportunities

The City is now soliciting feedback on the revised set of sites proposed for rezoning in each area and the new, higher-density standard zones being recommended based on previous public feedback and policy and technical considerations. This includes the zone modifiers being recommended for each site, which will guide the maximum height and footprint of buildings to control the scale of development and identify which buildings will be required to have ground-floor, street-facing business space.

Online Engagement

Online engagement will be available for each area starting November 4 and will run through to November 24, 2024 via the City’s Engaged Edmonton platform. There will be an interactive rezoning map to see which sites are now proposed for rezoning in each area, as well as the zones and zone modifiers being recommended for each site. People will be able to provide feedback via online discussion forums, ask questions about the project or book a one-on-one chat with a planner

In-Person Engagement

There will also be three in-person engagement sessions in November. The first session will be on November 7 for the Stony Plain and 156 Street Corridors, followed by one on November 12 for the Wîhkwêntôwin (Oliver) Node and 124 Street Corridor, and then one on November 13 for the University-Garneau Node.
